Before you begin
Thank you for your interest in F&W Properties! OUR APPLICATION TIMELINE GREATLY DEPENDS ON THE INFORMATION YOU PROVIDE. ONCE WE RECEIVE A COMPLETED APPLICATION INCLUDING CORRECT INFO. AND DOCUMENTS IT MAY TAKE UP TO 3 DAYS TO COMPLETE.
Applications are processed in the order they are received. You will need the following documentation to complete an application: proof of income, photo ID (we will accept passports and visas if an applicant is not a US citizen), and any other pertinent documentation deemed necessary by Leasing Agent for approval. PLEASE NOTE: Application fee(s) paid are NON-REFUNDABLE and we will be obtaining a consumer credit report along with a criminal background check for use in determining approval or denial of every application(s) received.

IF THERE IS MORE THAN ONE APPLICANT APPLYING FOR THE SAME UNIT, EACH PERSON MUST COMPLETE AN APPLICATION AND IS REQUIRED TO PAY AN APPLICATION FEE – THIS INCLUDES ANY CO-SIGNERS NEEDED AND ANYONE OVER THE AGE OF 18 THAT IS GOING TO BE LIVING IN THE UNIT. IF A PET IS ALLOWED; YOU WILL BE RESPONSIBLE FOR $30 PER MONTH PET RENT.
An application fee DOES NOT guarantee the applicant the apartment they are applying for, a security deposit must be received to guarantee/hold a particular unit; this is on a first-come, first-serve basis. Our deposits are pre-set, please refer to the deposit amount requested on our website for the particular property you are interested in. Once your application is complete and received, you can call or come to our office to pay the deposit by credit/debit card, cashier's check or money order. Upon receiving a security deposit for a particular unit we will no longer accept any further applications for that unit and it will be held in your name for no longer than a 2 week period – unless otherwise agreed upon by Management. If an application is denied, the applicant is entitled to a full refund of the deposit and will be refunded via check which can be picked up when issued in our Leasing Office. If the applicant chooses to withdraw their application for whatever reason, the deposit WILL NOT be refunded.
F&W Rental Qualifications - last amended 8/20/2016
1 year of verifiable employment or 1 year of verifiable rental history is required. If not, conditional approval may be made by Upper Management requiring a co-signer and/or Last Month Occupancy (LMO).
All applicable income, before taxes, must be equal to at least 3 times the monthly rent. If not, conditional approval may be made by management requiring a co-signer and/or LMO.
Evictions filed within the last 4 years will result in an automatic denial; a co-signer or LMO will not be permitted. An eviction wrongfully filed will only be considered by providing documentation from the landlord and/or landlord’s attorney.
Credit will be evaluated along with the application as a whole; we are looking for favorable credit.
Balances greater than $1,000 for damages and/or rent owed to previous landlord(s) will be automatically denied and no conditional approval will be permitted. If a balance of less than $1,000 is owed to a previous landlord(s) conditional approval requiring a co-signer and/or LMO will be determined by Upper Management.
F&W Properties Criminal Screening Statement of Purpose – amended 8/20/16
As a housing provider, our policy accurately distinguishes between criminal conduct that indicates a demonstrable risk and conduct that does not. Our Statement of Purpose is to protect residents, staff, and property safety. We will substantiate our position, make sure we are legitimate in our assessment, and maintain nondiscriminatory interest.
Any applicant who disagrees with our decision to deny their application based upon the criminal records obtained has the right to obtain a copy of the report. Any applicant also has the right to request an individual assessment where he/she will have an opportunity to discuss the convictions in more detail and provide any applicable documentation. A request for an individual assessment must be sent via email to info@fwproperties.com within 72 business hours of the rental application resulting in a denial based upon criminal convictions. An Adverse Action Letter will be mailed to the most recent address listed by the applicant on the rental application submitted, a copy will be attached with the application within F&W Properties records, as well as a copy will be emailed to the applicant via the email address provided by the applicant on the rental application.
The individual assessment will be conducted by Upper Management. Below is what we will consider during an individual assessment:
• Number of criminal records
• Age at the time of conviction
• Nature of offense(s), seriousness, timeframes, and any applicable patterns of criminal activities
• Length of time since conviction(s)
• Length of time since release from incarceration (if applicable)
• Evidence of rehabilitation
If your criminal screening shows a conviction for the charge in the timeframe outlined below, your application will result in a denial.
The following will be denied regardless of time from conviction date:
• Any sexually oriented offense that requires the offender to be a lifetime sex offender registrant will be denied regardless of conviction date.
• Any criminal offense of manufacturing, distribution, or trafficking of Narcotics, Methamphetamine, Cocaine, or Opiates will be denied regardless of conviction date.
The following will be denied if the date of conviction is within 20 years of the date the application was submitted and is within 5 years of release date from incarceration (if applicable):
• Murder, Homicide, Manslaughter, Robbery, Kidnapping, Abduction, Terrorist related crimes, Sexually oriented offenses that do not require an offender to register as a lifetime sex offender registrant, manufacturing, distribution, or trafficking of marijuana; any other felony conviction(s) not listed will not result in an automatic denial but will require management approval.
The following will be denied if the date of conviction is within 10 years of the date the application was submitted and is within 5 years of release date from incarceration (if applicable):
• Assault, Domestic violence, Battery, Simple Battery, Theft, Burglary, Larceny, Breaking and Entering, Gang Related Crimes, and any Narcotics/Methamphetamines/Cocaine/Opiates related offenses that are not manufacturing, distribution or trafficking of.
The following will be denied if the date of conviction is within 5 years of the date the application was submitted and is within 3 years of release date from incarceration (if applicable):
• Forgery, Check Related Crimes, Prostitution, Solicitation, Fraud, ID Fraud, Credit Card Theft, Falsifying Information, Weapons Concealed Unlawful, Endangering, Neglect, Non-support, Escape, Pornography, Obscenity, Probation Violation, Protective Order Violation, Felony Marijuana-related offenses that are not manufacturing, distribution or trafficking of.
• Any two (2) or more of the following convictions will result in an automatic denial: Disorderly Conduct, Resisting Arrest, Harassment, or Obstruction of Justice.
Your positive pay history will be reported to Rent Bureau by Experian every 30 days.
Application fee: $40.00
